chevron_rightWhat must be submitted with my ARC application?
Your application must include the following items for review:
• Site Plan: A scale drawing showing the location of the proposed improvement relative to the main dwelling and property boundaries.
• Construction Plan: Architectural drawings, photos, or other visual representations, including documentation of exterior materials, finishes, and colors. Natural wood and earth tones are preferred.
• Landscape Plan: Not required for plantings that don’t obstruct scenic views or traffic visibility. However, screening may be requested for visible structures.
• Other Details: Include information on drainage, fences, gates, stone walls, firepits, trellises, arbors, pergolas, carports, RV storage, etc. Additional material and design details may be requested. -
chevron_rightWhy is the ARC necessary? A: The major reasons are:-It is important for us to preserve both the beauty and lasting value of our
properties on Yellowtop Mountain. In short, we can do this by maintaining the
“Mountain Community” look of our developed properties in accordance with
the Restrictive Covenants. By developing and maintaining our private
properties to a high standard, combined with the upkeep of our community
property, we enhance our standing as a premier mountain community.-The local housing market and overall economy, extending from the Tryon
International Equestrian Center through Forest City and beyond, is growing
stronger. We want to ensure that our growth clearly matches or exceeds the
opportunities ahead of us.-In 2017 the original Declarant, Fall Creek Land Company, Inc. transferred their
rights to Yellowtop Mountain Property Owners Association, Inc. This now
affords us the ability to respond with greater flexibility to our community
needs and to modify and clarify our Restrictive Covenants to ensure we all
participate equally and positively in the enhanced development of our
community. -
chevron_rightWhy is there an application fee when I already pay POA fees?
A: Although the ARC is composed of volunteers, there are additional costs
associated with the operation of an ARC. This additional time and material
expense is primarily borne by our property managers and includes overall
administration, record keeping, postage, stationary, research both on the
mountain and at the county offices; and formal communication as necessary.
Rather than spread the cost of individual property improvements to all
property owners in equal amounts, it is the practice of our community to pass
the expense directly to the owners receiving the benefit.
Gate Remotes

chevron_rightWill I need to reprogram my remote if gate codes change? No. Remotes do not require reprogramming when gate codes are updated.
Mailboxes

chevron_rightWho is eligible to request a mailbox? Any member with a residence and a county-assigned mailing address may request one.

chevron_rightWhat is the cost of a mailbox? Mailboxes are leased for a one-time, non-refundable fee of $160.00. This lease remains valid as long as the member owns the property.

chevron_rightWhat happens when I sell my property? Mailbox keys must be returned to Association Management upon the sale of the property.

Yes. Static-cling decals are required for all vehicles owned by POA members and are issued free of charge. -

Each numbered decal, paired with vehicle information, helps identify authorized vehicles within the gates and supports overall community security. -
chevron_rightWhere should the decal be placed? Place the decal on the inside lower corner of the driver’s side of the front windshield.
